The villa is set on an olive-covered hill in the heart of the Chiana Valley near Marciano della Chiana, an ancient medieval town of historical renown, as it was the site of the Battle of Scannagallo. The villa provides a panorama of the valley, with Cortona, Castiglion Fiorentino and the Montecchio Castle in the distance.
The elegant old villa still conserves signs of its past splendor in the frescos discovered during the recent restoration. There is also a small dependance beside the main building.
Ideal for rest and relaxation, the villa is also strategically positioned to reach the most important artistic cities of central Italy: Rome, Florence, Cortona, Arezzo, Perugia, Assisi, Siena, Montalcino, Pienza.

Interior:
The main house is set on two levels and mainly divided in two wings where on the first floor are not joinable. From the main entrance there are the main kitchen with dishwasher, microwave oven, dining room with large table for 20 people, sitting area with large fireplace, and satellite TV and a bathroom with bathtub. On this floor there are also a double bedroom accessible to the disabled, a bathroom accessible to the disabled with washing machine and on the kitchen side, there are one double bedroom and one twin bedroom and one bathroom with shower.

The first floor is divided in two wings. From one internal staircase you reach the first sleeping area where there are one double bedroom with ensuite bathroom with bathtub, one twin bedroom with bathroom with shower and one double bedroom with ensuite bathroom with shower. The second wings is accessible through an internal staircase and the sleeping area is made of two bedrooms both with ensuite bathroom with shower and two small living rooms equipped with one double sofa bed and two single sofa bed.
The dependence located close by the main house, has the possibility of be accessible by disable. It is composed by a an entrance with corner kitchen, a double bedroom with satellite TV and a bathroom with shower.
Outside:
The villa is surrounded by a two-hectare garden with meadows, olive trees and a natural wood of ash, oaks and old cypresses. A large swimming pool completely fenced, completes this scenic part of the Chiana Valley. The swimming pool measures 7x14 mt with a variable depth from 1.10 mt to 1.30 mt. The swimming pool has chlorine depuration and is equipped with an outdoor shower. The swimming pool area is equipped with sun beds and sun chairs and umbrellas, ideal for relaxing around the pool.
